How we work with managers
Four ways this usually starts.
Recurring maintenance
Grounds and landscaping on a contract with a defined schedule and scope. The work happens without you having to approve it twelve times a year.
Seasonal contracts
Snow and ice on a seasonal or per-event basis, with the trigger depth, priority order and pile plan agreed in writing before the season.
Capital & improvement projects
Concrete replacement, drainage corrections, fencing, demolition and site improvements — scoped in writing so they survive a budget meeting or a board vote.
Backup vendor
Plenty of relationships start here. Your primary gets stretched thin in February, or a project needs a second number. Being on the list costs you nothing.
Preventative rather than reactive. Being on the property every week for grounds is what surfaces the settling walkway, the limb over the parking and the erosion channel — before they become the emergency call. Common questions
Before you call
Can you service multiple properties in a portfolio?
Yes, and it is usually where this arrangement pays off most. Properties priced together generally price better than the same properties bid individually, because routing between nearby sites is more efficient — that is most pronounced on snow and grounds. We will price properties individually or as a group so you can compare honestly.
How quickly do you respond to an emergency?
You call the owner directly, at any hour, including during storms and overnight. For a hazard on a property — a downed tree, a washout, a failed drain, ice — you get a time on that call rather than a promise to look into it.
Do you provide certificates of insurance naming us as additional insured?
Yes. We carry general liability and workers compensation, and we issue certificates naming the owner, the association and the management company as your requirements specify, before work starts. Send us your insurance requirements and we will confirm in writing whether we meet them.
Do you work on recurring contracts or job by job?
Both. Grounds and snow generally work best on a contract with a defined scope and schedule. Concrete, drainage, fencing, demolition and improvement work is quoted per project. Many properties run a maintenance contract and hand us projects as they come up.
Can we start with one property before committing to the portfolio?
That is what we would suggest. Take one property, ideally one that is giving you trouble, and see how it goes for a season. If it works, expand it. Nobody should hand a portfolio to a contractor they have not watched work.
What is your service area?
Chester County and Montgomery County are our core area, and we work throughout the surrounding southeastern Pennsylvania suburbs. For multi-property and portfolio work we will travel further — ask, and we will tell you honestly whether we can service a property properly or not.
Do you self-perform the work or subcontract it?
The exterior and site trades are performed by our own crews and equipment — concrete, grounds, snow and ice, tree work, demolition, land clearing, fencing, grading and drainage. Paving, roofing and the licensed trades run through partners we bring in and manage directly, so the contract, the schedule and the invoice still sit with us.
How do we get you into our vendor system?
Send us the onboarding packet or the portal link and we will complete it, usually the same day. If you just need a COI and a W-9 to get started, ask and they will be in your inbox within the hour.
