Land clearing and site preparation.

Clearing is a decision about what stays as much as what goes. Taking everything down is fast and usually wrong — mature trees are worth money on a property and cannot be put back. We walk it with you first and clear to a plan.

Clearing without wrecking the property

The fastest way to clear land is to take everything, push it into a pile and grade it flat. It is also the way to permanently reduce what a property is worth.

Mature trees are an asset. A canopy tree that took sixty years to grow is worth real money on a developed property and cannot be replaced within any timeframe that matters. Selective clearing costs more per hour and is usually the cheaper decision overall.

Stumps decide whether the site is finished. A parcel that looks cleared but has stumps in it cannot be built on, mowed or used. Stump removal is the line item most often cut from a low bid, and it is the one that determines whether the job is actually done.

Bare ground needs a plan. Cleared ground with no cover erodes, and on any slope it will move into the neighbouring property, the road or a waterway. Seeding, stabilization and grading are part of clearing, not an optional add-on.

What clearing involves

Brush and overgrowth removal

Understory, briar, invasive growth and years of accumulated brush cut, gathered and removed to make a parcel accessible and usable again.

Tree removal and processing

Trees taken down, cut and either chipped, processed or hauled depending on size and what you want done with the material.

Stump and root removal

Stumps ground or excavated with the root mass, because a parcel with stumps left in it is not build-ready and will not mow.

Selective clearing

Where mature and specimen trees stay and everything around them comes out. Slower and more careful, and almost always the right call on a property that will be looked at.

Debris handling

Chipped on site where you want the material, hauled off where you do not. Burning is not assumed — most municipalities here restrict it.

Rough grading to finish

The area graded out after clearing so it drains and can be used, rather than left rutted with holes where the stumps were.

What to sort out before clearing

Cheaper to answer now than to fix after.

Property lines

Clearing past a line is expensive and hard to undo. Where the boundary is uncertain on a wooded parcel, get it marked before equipment shows up.

Wetlands and regulated areas

Some parcels have regulated features that restrict what can be cleared and how close. Where that is a possibility we will say so before starting.

Erosion control

Bare cleared ground on a slope moves in the first heavy rain. Stabilization and erosion control belong in the plan, not in the repair bill afterward.

Common questions

Before you call

Do you clear selectively or take everything?

Either, and we will give you an opinion. On most properties selective clearing — keeping the mature and specimen trees and taking the understory and scrub — produces a better result and a more valuable property. Full clearing makes sense for building pads, laydown areas and pasture.

What happens to the material?

Depends what you want. It can be chipped and left on site as mulch, processed into firewood-sized material, or hauled off entirely. Hauling costs more but leaves a clean site. We price it either way so you can choose.

Do you remove stumps?

Yes, and we recommend it on anything that needs to be usable. Stumps are either ground below grade or excavated with the root ball depending on what the area is for. A build pad needs them out entirely.

Do I need a permit to clear land?

It depends on the municipality, the size of the area and whether there are regulated features on the parcel. Some townships here regulate tree removal above a threshold. We will tell you what we know about your area, but confirm with your township before committing to a schedule.

Can you clear a lot that has no access for equipment?

Usually, though it changes the approach and the price. Tight or landlocked parcels may need smaller equipment, a temporary access route, or material carried rather than driven out. We will tell you at the walkthrough.

How is the site left when you finish?

Rough graded so it drains and can be used, with debris removed and the area stabilized where it needs to be. If the parcel is going to construction, we finish to the grade the next trade needs.
