Aquilante Industries

Warehouse · Distribution · Flex · Manufacturing

Site services for industrial, warehouse and flex properties.

Industrial sites break things residential contractors have never had to design for. Loading areas take truck traffic all day, yards need to drain, and a gate that fails is a security problem before it is a maintenance ticket.

The failure points on an industrial property are predictable: the concrete at the loading docks and truck aprons, the yard grading that stopped draining, the perimeter fence and gates, and the snow that has to be cleared out of a yard rather than pushed to the edge of a parking lot.

We handle those with equipment sized for the work — and we plan around operations, because a distribution building cannot lose dock access during a shift.

What we handle

The scope on this type of property.

Heavy-duty concrete and dock areas

Truck aprons, dock pads and approach slabs, loading and service-area flatwork, equipment pads and bollard installation, built for the loading these areas actually see rather than passenger traffic.

Yard grading and stabilization

Regrading yards and trailer storage areas, correcting ruts and washouts, stone placement and compaction, and getting surfaces back to something that drains and supports a loaded trailer.

Drainage and stormwater

Standing water in yards and lots, failed swales and inlets, erosion at outfalls, and grading corrections that keep water away from buildings and dock pits.

Snow and ice on an industrial scale

Large lots and yards, dock approaches, trailer areas and walkways. Where a lot has no room to stack, we relocate or haul rather than consuming the yard.

Security fencing and gates

Perimeter chain link, gates and hardware, damaged section replacement, and enclosures around equipment, generators and utilities.

Clearing and demolition

Land clearing for expansion or laydown areas, removal of obsolete structures and slabs, and site preparation ahead of new construction.

Problems we get called about

Sound familiar?

  • Concrete at the docks failing under truck loading it was never built for
  • A yard that turns to ruts and standing water every spring
  • Snow with nowhere to go once the lot is full
  • Perimeter fence and gates that are a security exposure, not a cosmetic one
  • Erosion and washouts along the back of the property
  • Expansion held up waiting on clearing and grading

Any one of these is worth a walkthrough. Several of them together is usually a vendor problem rather than a property problem.

Properties with a higher bar

Some clients can't afford a sloppy contractor.

A private school campus, a medical practice, a corporate headquarters — these are properties where the work is visible to parents, patients and clients every day, and where a crew that leaves a mess or blocks the wrong entrance creates a real problem. We work on those properties, and we work accordingly.

  • Scheduled around your day. Class hours, patient schedules, business hours and events — we work around them, including nights and weekends.
  • Access is never left blocked. Entrances, drop-off loops and ADA routes stay usable, or we phase the work so they do.
  • Crews that present well. Marked vehicles, professional conduct, and a site swept clean at the end of every day.
  • Insurance and documentation handled. COIs for us and every partner trade, sent before anyone sets foot on the property.

Vendor onboarding

Add Aquilante Industries to your vendor network.

Getting a contractor set up in your system shouldn't take three weeks of chasing paperwork. Tell us what your onboarding process needs and we'll return it the same day.

  • Certificate of insurance — general liability and workers compensation, naming the parties you require as additional insured.
  • W-9 and business registration details.
  • PA HIC registration — #PA176070.
  • Service capability list and territory, so your system has the right trade codes against us.
  • Direct contact — the owner, not a call centre. One number for quoting, scheduling and emergencies.
  • Vendor portal registration — send the link and we will complete it.

Send us your insurance requirements and we will confirm in writing whether we meet them before you add us.

Common questions

Before you call

Can you work around operating hours and shifts?

Yes. On distribution and manufacturing sites we schedule around shifts and dock activity, and we sequence work so dock positions come out of service in planned groups rather than all at once. Night and weekend work is available where that is the cleaner option.

Do you build concrete rated for truck traffic?

Yes. Dock aprons and truck areas need different thickness, base preparation and reinforcement than car parking, and the base underneath is what actually determines whether it holds. We will tell you what the area needs rather than pricing the thinnest section that gets the job.

Can you handle snow on a large yard with no stacking room?

Yes. Where there is nowhere to push, snow gets relocated to a planned area or loaded and hauled off site. That plan is set before the season so it is not being improvised during a storm.

Do you do site work for building expansions?

Yes — land clearing, grading, drainage and site preparation. For the vertical construction and the licensed trades that go with it, we bring in partners we manage directly, so you are still dealing with one company.
